Questa incantevole sistemazione offre non solo una posizione di prima classe, ma anche numerosi comfort per un soggiorno indimenticabile.Il '12er Huus' è la nostra casa familiare, ristrutturata in modo sostenibile e di alta qualità tra il 2022 e il 2024.Poiché teniamo alla nostra natura, durante la ristrutturazione è stato utilizzato legno locale e la struttura originale è stata mantenuta il più possibile. L'energia ecologica proviene dal nostro impianto fotovoltaico. Se arrivate in auto, sono disponibili due stazioni di ricarica e quattro posti auto. Inoltre, abbiamo pensato al vostro equipaggiamento sportivo e offriamo un deposito per biciclette e sci con chiave. Il nostro giardino-terrazza sarà a disposizione di tutti gli ospiti dalla stagione estiva 2025 per un utilizzo comune e offre una sauna panoramica rilassante e un focolare.Il nome della casa '12er Huus' deriva da un lato dal numero civico '12' e dall'altro dal impegnativo 12er-Kopf, che domina lo scenario montano dall'altra parte della valle. Dalla prospettiva del '12er Huus', la silhouette della montagna assomiglia a un vecchio uomo seduto, motivo per cui nella nostra infanzia il monte veniva semplicemente chiamato 'Nonno'. Al tramonto, 'dr Zwölfr' - come viene chiamata la montagna nel dialetto - spesso risplende di un meraviglioso rosso serale.Il '12er Huus' si trova in una posizione eccellente, a pochi passi da varie comodità. La fermata dell'autobus, l'impianto di risalita e il supermercato sono facilmente raggiungibili a piedi.Ma la cosa migliore è senza dubbio il romantico suono dell'acqua del ruscello, la meravigliosa vista sulla valle e lo spettacolare panorama montano che potrete godere dalla vostra sistemazione.

The chalet offers an exclusive apartment on the ground floor of a charming wooden house with a private entrance. With an area of 81 m², the apartment is ideal for 2 to 5 people and provides complete amenities. LOCATION:The apartment is located on the Bürserberg – Tschengla high plateau at an altitude of 1210 m, surrounded by breathtaking mountain scenery. In winter, the chalet offers direct access to ski and cross-country trails (Ski IN/OUT), while in summer, hiking, mountain tours, and mountain bike trails start right at the doorstep (Sport IN/OUT). Within a few minutes, you can reach the Brandnertal Bike Park and several golf courses in the area.

Der Skibus hält im Winter direkt an der Straße unten und bringt Euch in weniger als 2 Minuten zur Bahn. Genießt nach Eurer Wander-Bike- oder Skitour ein Après-Bierchen mit einer grandiosen Aussicht auf die Bergwelt auf dem großen Balkon, der zu Eurer alleinigen Benutzung ist. Unsere Ferienwohnung bietet ausreichend Platz für 8 Personen. In zwei der vier liebevoll eingerichteten Schlafzimmer, befindet sich ein separates Waschbecken. Des Weiteren gibt es ein separates WC. Die offene Küche mit dem großen freistehenden Küchenblock geht direkt über in das Ess-Wohnzimmer und trägt zu einer netten, gemütlichen Zeit zusammen bei. Die Küche ist komplett ausgestattet und lässt keine Wünsche offen, egal ob Raclette, Kuchenbacken oder das 5-Gangmenü, es stehen Euch alle Küchenutensilien zur Verfügung. Ebenso einen Kaffeevollautomat, sowie Wasserkocher und Toaster. Das große Sitzfenster mit fantastischem Blick in die Bergwelt, lädt zum Verweilen ein. Der Schwedenofen im Wohnraum, trägt zu einem klassischen Hüttenurlaub in den Bergen bei. Genießt Eure Abende an dem großen Tisch mit der riesen Eckbank bei Gesellschaftsspielen, die Euch für jedes Alter zur Verfügung stehen, bei einem leckeren Abendessen oder dem Austüfteln der Tour für den nächsten Tag.
